What is an as-built survey?

An as-built survey is a type of survey that provides precise and detailed measurements and drawings of an existing structure, typically a building or other construction project. Architects, engineers, and construction professionals often use drawings to understand the current state of a building and make informed decisions about future modifications, additions, or remodels.

In short, it’s a critical part of any construction project. As-builts provide precise and fresh drawings of existing conditions, so that they are used for planning and carrying out purposes.

What are some other names for as-built surveys?

What does an as-built survey package include?

An as-built package can include: Site Plan, Floor Plan, Roof Plan, Reflected Ceiling Plan, Electrical Plan, Interior & Exterior Elevations and Sections.

Who does the as-built survey?

A surveyor. During an as-built survey, a surveyor will visit the site and take detailed measurements of the space. Chiefly, the size and location of walls, doors, windows and other details. Furthermore, the surveyor may also use laser scanning or other advanced technologies to create highly precise 3D models of the building.

How long do as-built surveys take?

The survey takes place inside and outside of the property (accessing all areas) and requires 4 to 8 hours (on average).

Designers and engineers can use the as-built survey drawings and documentation to create precise design plans for renovations or modifications, ensuring proper integration of the new work with the existing structure. In fact, one can also use as-built surveys to verify compliance with local building codes and regulations. Basically, they document changes made during the construction process.

  1. An architect

    One essential team member is a designer or Architect. They will help you plan the project, pull necessary permits, and manage the compilation of each team member’s contributions. When meeting with the architect, ask about which additional team members you will need or would be of support.

  2. Mechanical Electrical Plumbing (MEP) engineer

What is pre-design?

Pre-design (also known as feasibility study or pre design studies), is the phase of analysis that occurs after some form of funding is available and before design begins. What do pre-design services include?

What is schematic design?

Schematic design is the first phase of basic services for project design. At this stage in a project, a residential architect describes the project three-dimensionally. What do schematic design services include?

  • Meet with Homeowner regarding project management and construction phasing
  • Create several Schematic Design Plan options for the Scope of Work
  • Meet with owner to discuss options and preferences and their pros and cons as well as the schematic project budget 
  • Coordinate and acquire proposals from Geotechnical, Structural, MEP and Civil Engineers, if required 
  • A final Schematic Design Set of drawings for the scope of work. Consisting of: floor plans, schematic elevations of key areas, house elevations and sections and 3-dimensional views if needed
  • Sometimes, share a Schematic Project Budget based on factors like the square footage, volume, or other unit costs, including all project soft and hard costs (permit fees, consultants, etc.) with a contingency
What is design development?

During the design development phase, residential architects further refine the project design. Plan arrangements, specific space accommodations, equipment and furnishings, building design, materials and colors, and complete definitions of all systems serving the project are developed. What do design development services include?

  • Coordinate and compile drawings from each Engineer, such as MEP, structural, civil, to acquire and adjust necessary plans
  • Develop of architectural plans, key building sections, including typical details and materials, to create a complete scope of the entire project as a basis for Permit Drawings
  • Develop a full drawing of the home’s window and door schedules (outline of window details such as locations, dimensions, manufacturer’s model number or name).
  • Develop a full drawing of the home’s exterior elevations with materials and connections, and outlined interior elevations at all locations with tile, millwork, etc.
  • Coordinate applicable systems such as lighting and electrical, plumbing, HVAC (Heating, Ventilation, Air Conditioning), radiant floors, hot water heater or tankless system, solar electricity or hot water panels, geothermal, rainwater catchment, etc.
What is plan check (plan review)?

What does plan check document services include?

  • Meet with Engineers to discuss calculations and drawings needed, desired design, and implementation of structure, all to inform plan check drawings
  • To submit for plan check review with the local Building Department and provide copies to the owner, you should develop a set of Plan Check drawings
What are construction documents?

Construction document phase consists of preparation of drawings and specifications establishing the requirements for the construction of the project. The construction documents describe the quality, configuration, size, and relationship of all components to be incorporated into the project. Architecture firms offer an advantage

One of the advantages of working with a residential architect is their ability to communicate and collaborate with your local building department. They can easily obtain necessary permits, approvals and inspections.

Keep in mind that a home improvement project, wether it’s a bathroom, kitchen or home remodel, will require separate approvals from each office within the larger department.

What do construction document services include?

  • Coordinate the owner’s descriptions of details like: fixtures and interior materials through notes, details and elevations
  • Complete any remaining drawings needed to bid for construction, such as a Construction Documents Set. We share this set of drawings for the scope of work, which includes the completed permit set along with plans and details for all aspects of the project, with the owner. Lastly, the owner receives both printed and digital copies and they can provide them to the General Contractor or Construction Manager for use

What is a draw request?

The process by which a borrower goes through to “draw” upon available funds, up to a limit. 

What is a draw period?

The fixed amount of time during which a borrower can “draw” upon available funds. 

What is a draw inspection?

The lender will hire an inspector to visit the construction and evaluate progress. The inspector will be looking to compare the project’s progress with its timeline, checking the accuracy compared to the original draw request, and reviewing the budget.

What is interest rate?

An interest rate is the amount a lender charges a borrower, and is a percentage of the principal, or the amount loaned. Interest total is based on drawn amounts that have been advanced, not on the total approved loan amount. 

What is prime rate?

The lowest rate of interest at which money may be borrowed commercially.

What is subject to completion appraisal value

A “subject to” appraisal the value of the property based on what the home will be worth upon completion of the proposed update. This type of appraisal helps you evaluate the home after the improvements have been made. 

Debt to income ratio

A debt-to-income ratio (DTI) is a comparison of how much you owe each month (debt) to how much you earn (income). More specifically, it’s the percentage of your gross monthly income that goes towards regular payments like rent, mortgage, or credit cards.

What is Design-Bid-Build?

Design-Bid-Build is often referred to as a currently “traditional” approach to construction, and is the most common type of construction in the U.S. Design-Bid-Build refers to the three phases of the project: design phase, bid phase, and build phase. The homeowner hires an architect to design the project, who will hire an engineer to complete design documents. Once the design phase is complete, the homeowner will look for a contractor and get bids to build the project. 

Since the design is known at the time a contractor or construction company bids on the project, it requires contractors to competitively price their services. Since the Design-Bid-Build method has three distinct phases, this type of project’s timeline will be the longest. The Design-Bid-Build method is ideal for owners who have some comfort level with construction, since they will ultimately be in charge of the entire process, who do not require an aggressive timeline, and who want the lowest price. 

What is Design-Build?

With a Design-Build method, a homeowner will sign a single contract that encompasses both design and construction. This may mean that one firm handles the entire project, because they have both design and construction capacity, or that a design firm and construction company team up to provide the client with services. The benefit of a Design–Build approach is the teamwork and efficiency created by the process. The design and build teams working together allows their expertise to prevent potential conflicts, such as design issues, as well as save money on materials and labor. 

What is Construction Manager-at-Risk?

With this approach, a homeowner will hire a construction manager or construction management company to act as a consultant, making decisions on the homeowners behalf. This means that the Construction Manager can sign contracts and make project specific decisions. This method can take a lot of pressure off of the homeowner, especially those with no construction experience. Although this method includes an additional cost of a construction manager, this service can help save the homeowner costs and time, by having someone experienced in construction managing the schedule, quality, and scope of work. 

With a Construction Manager at-risk approach, the owner will usually have two contracts, one for the design, and the other for construction management; this is because the construction manager cannot provide a price until the design phase is completed. The owner might choose to hire the designer or the construction manager first. If a construction manager is hired first, they can provide insight to reduce costs or timeline. This approach requires a well-versed and seasoned general contractor. 

What is Multiple Prime?

The Multi Prime approach is similar to design-bid-build’s three sequential project phases; the difference is that the owner will contract with specialty contractors separately for different elements of the work, rather than working with one prime general contractor.
